want you to plan out your next project in class, please bring any and all
documents/drawings that you will need to do a thorough planning job.

• Lifecycles of a construction project
• Pre-construction, building and construction, and close-out
• The role of the project manager
• Responsibilities of the Project Manager
Exercise: Participants identify their construction projects and discuss with the
instructor. Additionally, they create a new project file in Microsoft Project or
other tool.

Day 1

• Researching local codes and regulations
• Steps to securing necessary permits and licenses
• What to look for in demolition insurance
• Things to consider when choosing a qualified permit expeditor
• Writing, reviewing, and negotiating contracts
• Detailing the scope of work
• Working with design professionals and architects
• Dealing with agencies, OSHA, and building inspectors
• Determining change control and issues management
• Introduction to the Work Breakdown Structure
• Creating the construction schedule
• Estimating tools for calculating project duration
• Coordinating multiple project resources
• Risk analysis and contingency planning
• Approaches for land testing and water reclamation
• Tips for the removal of hazardous waste, underground tanks, and debris
• How to organize and collect subcontractors
• How to secure a title company to ensure payments and protect against
liens
• Determining lead times for materials and specialty items
• Working with unions and local utilities
Exercise:
Participants will plan out their soft cost / pre-construction schedules in
either Microsoft Project or Excel. Additionally, each participant will
discuss the specific pre-construction challenges they face with the instructor.

Day 2 |

• Developing the quality plan, communications plan, and scope management
plan
• Freezing the construction schedule baseline
• Site preparation for excavation and cement pour
• Ensuring site cleanliness and scavenger services
• Techniques for managing masonry preparation
• Techniques for adhering to the carpentry schedule
• Tips for scheduling windows, roofing, fascia, etc.
• Tips for working around tiling, flooring, and painting
• Tracking the project's progress
• Monitoring the risk management plan
• Identifying and correcting site safety issues
• Documenting issues, problems, and changes
• Working with subcontractors and keeping the momentum
• What factors cause a change in plans
• Tips for fast-tracking the schedule
• Cost control procedures, payments/billing, and performance reporting
• Communicating issues and risks - when and how
• Managing team member performance and resolving conflicts
• Identifying triggers for escalation
Exercise:
• Participants will plan out the building and construction
schedules/costs for their project in either Microsoft Project or Excel.

Closing or Wrapping Up the Project |
Day 3 |

• Lessons learned and the post-project review
• Preparing the project close schedule
• Issuing retention checks for completion
• How to manage landscaping and maintenance
• Correcting water issues, drainage, and leaking
• Tips for conducting the site walk-thru and punch list
• Steps to closing out with the title company ensuring clear title and
payment
• Creating final project reports and payments
• Client sign-off and transfer to the owner
Exercise:
• Participants use the remainder of this third day to collaborate with
the instructor and put the finishing touches on their construction plans.
Each participant will have the opportunity to optimize their project's schedule,
budget, and performance reporting techniques.
